Overlea straddles the Baltimore city line along Belair Road, and a move here can be a city move on one side of the street and a county move on the other. Roughly 12,800 people live in the Baltimore County part, in brick rowhouses, duplexes and older frame houses on streets that were laid out before anyone owned a 26-foot truck. County matters go to Towson; city matters to downtown.

Local moving rates in Overlea

Our local moving rate is $185 per hour with a four-hour minimum. That covers the truck, the crew, protective wrap, dollies and straps, and the drive between your two addresses. Flat-rate quotes are available for long-distance moves and single-item jobs.

The four-hour minimum is not a sales tactic. It is close to what a real move takes once you count the walk from the truck to the door, the wrap-and-pad time at the front end, and the reassembly at the other end. What moves the number up or down is access — stairs, parking distance, elevator waits — far more than square footage. Send us both addresses and we will give you a real figure.

What we handle in Overlea

Overlea gives us plenty of single-piece jobs and cleanouts as well as full moves, partly because so many houses have been in the same family for a long time.

What we plan for in Overlea

Belair Road (US-1)

Belair Road is the main street, and it is a state highway with bus stops, turning traffic and no room to park a truck for long. Houses that front on it are loaded from the side street or the alley. The Beltway exit at Belair Road is a short run north, which makes Overlea quick to reach from Parkville, White Marsh and Perry Hall.

Front porches and rear alleys

The rowhouse and duplex blocks on both sides of the line have deep front porches, a set of concrete steps and a rear alley. We walk both approaches before deciding where to load. Alleys that are wide enough are usually faster; alleys that are not are a problem for a full-size truck, and we will bring a smaller one rather than find out on the day.

Older houses, older stairs

Many of the frame houses off Overlea Avenue and Kenwood Avenue are a century old, with steep interior stairs and a turn at the top. Mattresses and dressers go up those stairs one at a time, sometimes with the banister padded. That is careful, slow work and we plan the hours for it.

Small-lot single-family houses

The streets between Belair Road and Kenwood have modest detached houses with short driveways, which are fine for a car and no use for a truck. We load from the curb and ask neighbours for a little room the morning of the move.
